  4.    The space is leased for a term of @290 months, to commence on 
  5. @291 and to continue until @292.

  7.     The total term rental is the sum of $@294, which is 
  8. payable in equal monthly installments, in advance, on the first 
  9. day of each calendar month. Lessee shall in addition pay such 
  10. applicable sales/use taxes as may be levied from time to time by 
  11. competent authority in addition to the base rental.

  13.     Lessee shall pay rent, and any additional rental as provided 
  14. below, to lessor at lessor's above stated address, or at such 
  15. other place as lessor may designate in writing, without demand, 
  16. and without counterclaim, deduction or setoff.
